Our HMO Valuations & Advice Service

Are you looking to change your current property into an HMO? Do you think you can convert your living room into a bedroom for example? Would you benefit from having an initial consultation on the viability and feasibility of your HMO plans?

Chapmans’ experienced team can help you assess a property to see if it is likely to have an application approved by the Council. We can advise on what additional fire safety regulations need to be adhered to. We can put together a full financial appraisal for you focussing on the investment required for the likely return on investment. If you then wish to move ahead, we can be poised to project manage all the works, submit applications on your behalf and meet with council officials as part of the process.

On Call 24/7

We have invested in a highly comprehensive yet easy-to-use, 24/7 online repair reporting system (Fixflo)  managed by our in-house trained and experienced team to help protect your property around the clock.

In over 40 languages our Tenants can easily and accurately report their maintenance issues which we deal with promptly to avoid unnecessary deterioration. On top of this, we also have a 24/7 emergency number for ‘out of hours’ peace of mind which is manned by a member of the Chapmans’ team.

A benefit of our ‘Full Management Service’ is the automatic enrolment onto our Fixflo service – a dual benefit of keeping your costs down as a Landlord & keeping your Tenants happy and safe.


Our Sales Service

As with any investment you need to think about an exit route. Naturally, we hope to manage your property for the longer term, but as and when you do wish to exit the market we try and make it as easy for you as possible. Therefore, if at any point you choose to sell, we can offer advice on how to proceed in the way that best suits your personal circumstances.

There are two key options available to you:

  • Ending the tenancy and selling on the open market with vacant possession
  • Selling with your Tenants included in the sale
  • Selling to your own Tenant

Should you wish to go down the second route we can assist you with this. The benefits are manifold and include:

  • the property is listed on the open market while your Tenant remains in the property paying rent
  • all other services such as heating, lighting, council tax etc also remain their responsibility, not yours
  • you will have rental income up to the date of completion
  • no void period
  • no redecorating costs or removal costs for furniture etc.

However, should you wish to market your property with vacant possession we can help you with this as well. We can terminate the tenancy and help you reclaim your property. We can then stage/dress the property in order to maximise its sale value on the open market and introduce you to the best Estate Agents on the market.

Our Renovations & Projects Service

At Chapmans, we go further than just finding great, reliable Tenants and managing rental properties really really, well! We also renovate & manage projects of various sizes.

Our team has project-managed dozens of renovations over the years and we have decades of knowledge, experience and know-how behind us.

We work with our own bank of expert (tried and tested) Contractors.

The service we offer is flexible, but the end result is always finished to a high standard with the same attention to detail and care you would expect from a 5-star Property Lettings & Management company.

Our Property Staging Service

Turning your empty furnished rental property into a high-quality Tenant must-see! This additional service is where our team go into your property and physically stage it. This means we will dress the beds and sofas and we will use soft furnishings, props and greenery to enhance key features in the rooms. We will also utilise accessories such as pictures, flowers, fruit etc to add pops of colour and fill otherwise empty walls and spaces.

The aim is to enhance the already fantastic property that you have. This service helps to sell a home and lifestyle, not just a rental property.

After the staging is complete, we can then take revised marketing photographs and virtual tour videos ourselves or we can bring in professional photographers.

This service is tailored to properties that are furnished as we cannot supply staging furniture.

If you were looking for a more extensive staging service, we have a range of fantastic tried and tested companies that we can work with and can project manage on your behalf. However, with our service offering, we are delighted and proud to provide an accessible, high-quality service for our clients that is more affordable.

Our Property Virtual Staging Service

Turning your unfurnished rental property into a desirable, eye-catching home.

This service is what we call ‘Virtual Staging’.

In order to use this service, we must have professional photographs first and we can sort these for you.

We then take those professional photographs and using clever computer-aided design software, we insert furniture, dressings and furnishings into the image. This really enhances the online impact of your property, elevating it above the competition and helping it stand out from the crowd.

This works exceptionally well when the property is unfurnished. The reason being is that by staging it, we can sell a lifestyle to interested Tenants; they can rely on our imagination and not their own!

Virtual Staging can be used for the first let, at re-let time or could be considered after some refurbishment (or to visualise a renovation) – this ensures your rental property always has the best possible marketing material ready for us to get going the minute a Tenant hands in their notice!
