If you like it we will send you an application link detailing the Ts and Cs and how the process works and what we do with your data! You will also be asked to pay a holding deposit – DON'T WORRY if you aren’t successful this is repaid to you – and if you are - then we simply deduct this from the total deposit due for the property.
Our friendly staff will crack on with these as efficiently as possible, but we may ask you to help by giving your previous employers and Landlords a nudge to speed up the process – we want to secure your new home for you as soon as possible!
You can come in to our office and sign your lease or you can do it electronically – either way we will send you a handy video of all things Tenancy Agreements as well as lots of safety certificates so you know your property is lovely and safe and well maintained
Once you have your lease the Deposit Balance will be due and the rent must be paid on or before move in – remember no cleared funds = no keys! All the way through this busy time we will send you helpful hints and tips to help manage your expectations and stress levels!
On the day of move in we will meet you at the property and walk you around – show you how to use things and make sure everything is as expected.
You will then have 7 days to review your inventory and check it is an accurate reflection of the property – the contents, cleanliness and condition! You need to check this and let us know if it isn’t accurate!
We will transfer your deposit to a Tenancy Deposit Scheme and they will keep it protected for the duration of your tenancy!
The first few weeks will be a bit busy so we wait for 6 weeks before we pop out and see you and check that everything has gone smoothly – and if it hasn’t – we aim to iron out the issues! Thereafter we will visit no less than every 6 months! We try to keep the intrusion to a minimum and remember, we are inspecting on our Landlord’s behalf, with the main focus being a health check on current and future maintenance issues. Please let us know prior to an inspection if you have had any problems or issues so that we can try and resolve on this visit.
We will contact you thereafter to organise access for annual safety certification and any repairs that need to be done. During these times, we kindly request you to assist us in facilitating access for the tradespeople so that we can promptly complete these tasks.
Hopefully you will stay for a long time but when the time comes to move on, we hold your hand every step of the way! If you have decided it is time to move out you will need to give us at least 28 days notice (if you moved in after 1 December 2017) – but we always love more so let us know as soon as you know! Feel free to pick up the phone and we can help you – and remember that if giving us notice by email that you need to add on an extra 48 hours!

Easily the best letting agent I’ve dealt with in Edinburgh. Easy to contact and very personable. Inspections were prompt and any reported issues were dealt with quickly and appropriately. After an unpleasant event at the property, Chapmans went above and beyond to make sure I was safe and comfortable, despite the late hour and I can’t commend them enough. Where to begin.
The company is run by professional and extremely friendly people. The process they take you through from deposit to moving in is simple and well thought out. Prior to moving in a 45-minute video takes you through the lease in great detail and leaves you feeling very comfortable about everything. The agents also send you emails with videos containing helpful tips to speed up the process.
In comparison to the other agencies I have dealt with in Edinburgh, Chapmans is by far superior. I recommend them to anyone and everyone.
