What is a Switcher?

A Switcher Landlord is a Landlord who has moved to us from another Agency or from self-management.

Although the quality and professionalism within the sector has really improved over recent years, we still find that a large number of our new clients are looking to move to us from another agency or ask us to take over a property they have self-managed, mid-tenancy. We are very experienced in this and look to make it as easy, stress-free and AS smooth a process as feasibly possible.

So how do you Switch and how easy is it?

Rest assured SWITCHING is easy as we do all the hard work for you! Once we’ve had an in-depth discussion with our Switchers as to why they’re looking to change Agencies and TO ENSURE that their expectations can be met, and hopefully exceeded by a move to Chapmans, then there are two clear ways of moving to us.

Naturally, a Landlord can wait until their Tenant moves out and we then take on the property once it is empty.

However, we often find the desire and need to move is more urgent. Equally, our Landlords care about their Tenants and don’t want those Tenants to have to move out just so they can then move to another agency.

There are a couple of key steps in this process, and they are detailed below.

In essence though, once you have made your decision to Switch, you would let your existing Agency know, and then we do the rest!

We will liaise with the Agency directly and gather all the relevant information such as reference checks, safety certificates,  marketing photographs, leases, inventory etc.

The switch date is then confirmed – usually on the next rental due date and on that date, if not before, we pick up all keys for the property.

We will get the incumbent agency to introduce us to your Tenants so we can allay any of their concerns and start managing their expectations.

We will then sort out all the other administration in the background, such as moving the deposit across to our deposit scheme.

We will get out to see your Tenants and property at the Tenants’ earliest convenience so that we can really get to know them and your property.

We can then feedback to you on what the short, medium and long-term strategies might be to suit your particular circumstances.
