Can you believe we’re properly in the throes of autumn? As we settle into a new season, here is our list of 5 things to do this autumn to keep your rental property in shape.
During the colder months it’s important to stay on top of your property snag list so we’re offering you a not very sexy yet essential list of reminders for things to look out for in autumn. As the saying goes, prevention is better than cure.
1. Check your boiler
Autumn is boiler season, and that sometimes means boiler breakdowns. Our heating engineers get really busy at this time of year so it’s best to check everything is working before the temperature plummets. On most boilers, like a combi, the pressure gauge is a round dial on the front or under the control panel. For older boilers, it might be underneath, amongst the pipework. 2. Cosy up with(out) Candles
Please remember, as outlined in your lease agreement, the use of candles is prohibited for safety reasons. If you’re going for that hygge feeling, opt for LED fairy lights and candles instead.
3. Deal with dampness
Condensation and damp may be a common problem as the temperature drops but they can cause mould, peeling paint, and even pose a health risk by exacerbating conditions such as asthma.
Try these simple steps to deal with condensation and damp.
– Ensure proper ventilation by opening windows or using an extractor fan when cooking or showering.
– Keep your home warm and well-insulated to reduce moisture levels.
– Invest in a dehumidifier to remove excess moisture from the air. They cost the equivalent of a lightbulb to run and are brilliant for lots of things.
4. Not so nice mice
An unwelcome fact, no doubt, but it’s normal for mice to move indoors over the winter months. If you make sure that all food is stored securely, keep the lid on all bins, and use steel wool to try to seal any gaps or holes you may find in the walls or floors, you’ll be limiting the chances of unwanted guests in your rental property.
Remember though this is your responsibility to sort if you spot these furry creatures after the first seven days of your tenancy but we’re happy to give guidance and advice if needed.
5. Spring Forward, Fall Back
Clocks go back at 2am on the 27th October. That means it’s time to set a reminder to reset your ovens – the one extra hour in bed often plays havoc with ovens and can stop them from working. You heard it here first.
