If you’re preparing to let out a property in Edinburgh, one of the first questions you’ll face is simple but important: should it be furnished or unfurnished?
For years, there was little difference in performance between the two. But that’s starting to change.
Rising removals costs, changing tenant behaviour and higher expectations around design and quality are all reshaping how properties perform. While more landlords are choosing unfurnished for practical reasons, we’re also seeing something new emerge. Well-presented, high-quality furnished properties are becoming harder to find and, in many cases, they’re now able to command a premium.
The right answer isn’t universal. Whether you furnish your property or not depends on what it’s like, its location and your target tenant. And that’s exactly why we always recommend a case-by-case approach.

There’s no single “best” option. More landlords have been choosing unfurnished recently because it can mean:
- Lower ongoing maintenance and inter-tenancy costs
- Fewer replacements between tenancies
- Fewer disposal and storage issues
- Strong appeal for long-term tenants
However, this also means that high-quality furnished properties have never been more in demand. When tastefully furnished, they can now achieve a premium, particularly where demand is strong and supply is limited. The key is always to match the setup to the property and tenant type.
Why more landlords are choosing unfurnished
1. Disposal and replacement costs are rising
One of the biggest pressures on furnished rentals is long-term cost.
Furniture wears out, styles date, items break, and disposing of unwanted furniture and mixed materials has become more expensive and more tightly regulated.
For landlords, this can mean higher costs and more admin between tenancies. Naturally, there is less to replace or dispose of in unfurnished properties, which reduces cost and hassle. This is a major driver behind the shift toward unfurnished.
2) There’s a bigger market for long-term renters than ever before
Tenant behaviour has changed. More people are renting for longer due to house prices, lifestyle choices, and career mobility. These tenants want stability and the ability to create a home they can stay in for years.
Long-term renters are far more likely to prefer unfurnished homes so they can bring their own furniture and personalise the space. It’s one of the reasons unfurnished properties are performing so well in some parts of Edinburgh – especially in the family home market.
3) Furnished expectations have moved up a level
Many of us grew up in the IKEA generation where function and affordability were key. Today’s tenants are increasingly the Made / Wayfair generation where design, comfort and a better finish are the name of the game.
That means furnishing a property properly now requires more investment and thought. A furnished rental that feels dated, mismatched or low quality can reduce demand and limit achievable rent.
Furnished properties now only perform well when they’re done well.

Quality furnished homes can command a premium
Historically, there hasn’t been much of a pricing differential between furnished and unfurnished rentals in Edinburgh. We believe that could be starting to change.
Because more landlords are choosing unfurnished, there are now fewer genuinely good quality furnished properties available. At the same time, demand for furnished homes remains strong in certain segments.
Where a property is furnished to a high standard, styled well, and positioned correctly for its target market, we’re increasingly seeing the potential for:
- Higher achievable rent
- Faster lets
- Stronger tenant demand
In short, well-furnished properties are becoming premium stock. Not all furnished homes will achieve this. But the right ones can.

Does this mean landlords should never furnish?
Not at all. Certain tenant types still prefer furnished properties and in the right market segment they can perform brilliantly and are essential. In Edinburgh, furnished rentals remain particularly important for students and HMOs, corporate tenants and relocators, visiting academics / medical professionals, and city centre flats where tenants may arrive with minimal belongings.
But furnished is no longer the default. It’s a strategy. And it needs to be matched to the property, the location and the tenant profile.
What tenants expect from “unfurnished” rentals in Edinburgh
NOTE: Unfurnished doesn’t mean empty.
Across Edinburgh, most tenants still expect the basics and properties that don’t meet modern expectations can sit longer on the market.
Most unfurnished rentals should include:
- White goods: washing machine, fridge freezer, oven, hob, cooker hood
- Window coverings: blinds/curtains or at minimum rails
- Light fittings: working ceiling lights
- Bathroom basics: mirror, shower screen/rail
- Floor coverings: carpets or laminate in good condition
Optional extras such as a dishwasher or tumble dryer can help a property stand out, and in more premium segments are essential.
